The Broadways have owned and operated Philadelphia Mobile Home Court for 50 YEARS! This established park is the perfect place to live. RULES & POLICIES

To ensure a wonderful experience & peaceful environment for everyone, we strongly hold true to our
rules & policies. These are put into place with you in mind, so we ask that you respect them if you
​choose to live here at Philadelphia Mobile Home Court. You can find these listed below.
​The following rules of conduct have been set by management to provide a safe and inviting environment for all tenants and their guests, in which all agree to abide.  The rules are subject to addition and modification. This is your home, please help make it a pleasant living environment for all.
  1. Speed limit is 15 MPH on park streets.  
  2. Rent is payable on a month-to-month basis, due on the first day of each month.  Failure to pay in full within 5 days after due, constitutes a $25 late fee.
  3. Garbage pickup is on Wednesday. Trash can must be placed at the edge of the road for easy access. Sanitary garbage containers are furnished by the city. All trash must be put in plastic bags prior to being placed in the containers. In the event of a holiday or inclement weather, garbage will be picked up the following day.
  4. Children must play in their own yard unless invited into another.
  5. Babysitting for non-residents and for a fee is prohibited.
  6. Management is not responsible for accidents on park properties.
  7. Storage of disabled automobiles and automobile tires under or on top of homes is prohibited. Inoperable vehicles will be removed at the owner's expense.
  8. Tenants and their guests must refrain from annoying or boisterous conduct and must observe quiet hours after 10PM.  You are responsible for the conduct of your guests. (Quiet hours are 10PM to 7AM. All tenants and guests are required to observe quiet hours)
  9. Only persons listed on the Rental Agreement may reside in the mobile home.
  10. No fences or outside buildings may be installed without prior permission.
  11. Inside pets allowed ONLY for residents that own their own homes, $25.00 per pet/month will be charged.
Philadelphia Mobile Home Court Inc. will not be responsible for the loss of tenant properties due to fire, storm, theft or other causes.  All tenants are advised to have renters insurance for such occurrences.

Failure to abide shall be grounds for immediate eviction from rental space!

Policy

A deposit is required before moving onto the premises. Owner agrees to refund this deposit when occupant vacates the premises if the house and grounds are determined to be in a satisfactory condition upon inspection by owner.
Tenant must agree to give owner thirty (30) days notice before vacating.
Tenant must agree to notify owner of maintenance needs or forfeit deposit if damage occurs from lack of notification.
There is a no pet policy for Philadelphia Mobile Home Court-owned homes. If pets are discovered, the deposit will not be refunded and any damage caused by pets will be charged, in addition to the deposit. Indoor pets are allowed if you own the home in which you live at the mobile home court.
Tenant agrees to maintain the lawn area unless other arrangements are agreed upon with the owner.
Only people listed on the Rental Agreement may reside in the home.
